Legacy1971 is a UAE-based project development and strategic advisory company working with investors, developers, businesses and institutions on complex opportunities across multiple sectors.

We support projects from early-stage evaluation and structuring through partnership development, implementation planning and execution oversight. Each mandate combines commercial strategy, development thinking and the specialist capabilities that particular project requires — engineers, architects, environmental consultants, legal counsel and licensed financial institutions — coordinated under one accountable lead.

The distinction matters. Many projects stall not because the idea is weak, but because market positioning, ownership structure, capital strategy and delivery planning were handled separately, by different parties, at different times. We address them together, from the start.

Our clients include private investors, family offices, landowners, developers, corporations and international partners entering the UAE market. Many of our engagements are confidential by nature, and we treat them that way.

How we think

A viable development begins before design.

The earliest decisions — market positioning, development programme, ownership structure, infrastructure requirements, capital strategy and stakeholder alignment — often determine whether a project becomes executable at all. By the time drawings exist, most of the value has already been won or lost.

Legacy1971 therefore approaches development as an interconnected commercial process rather than a sequence of isolated consultant appointments. Before we recommend moving forward, we want clear answers to five questions.

Sustainability is cheapest when it is decided early.

Energy strategy, water, materials and environmental permitting all carry cost and programme implications. Built into the development brief from the start, they improve long-term operating performance and financeability. Added late, they become expensive redesign.

We coordinate this work alongside qualified environmental consultants and technical specialists, who carry out the studies and certifications that require licensing.
